Only occasionally do properties of this scale in Lincoln’s uphill area come onto the market. Christ’s Hospital Terrace offers a rare opportunity to purchase a spacious family home with access to all the amenities of Bailgate and the Cathedral Quarter just a short walk away.
The location and style of the property were the first aspects which drew the current owners, Mr and Mrs Nick Wilkinson, to view the impressive townhouse which stands in a prominent location on the terrace, close to historic Steep Hill.

“We decided to move to the Lincoln area to be nearer the school our children were at, at that time,” said Nick. “After attending an end of term service at the Cathedral we spotted this property in a local estate agent’s window and decided to have a look at it from the outside. We immediately fell in love with the house and knew it was where we wanted to be.”

With four bedrooms and a self-contained ground floor apartment, the property offered plenty of scope for their growing family, where their son, especially, could enjoy his own space and privacy while still being part of the main house.

Built in the early 18th century, the accommodation is over four floors and the front façade benefits from a series of Georgian sash windows which flood the interior with natural light. The Wilkinsons have lived in the property for seven and a half years and during this time have made their own improvements and renovations to maintain it as a desirable heritage home, ideal for 21st century living.

“The house was already a family home when we moved here,” Nick continued. “In the past it was used as a boarding house for the nearby school but there have been no challenges structurally. The work we have completed has been to suit our style of living and maintain the property to contemporary standards.”

Both doors and all windows to the front of the property and three windows to the rear of the property have been replaced as well as intruder alarms and fire detection systems installed.

The ground floor apartment has its own entrance and is seperately metred for utilities. It could also be used as a holiday or long term let. The kitchen was refitted to include new units, a built-in fridge, oven, hob, extractor hood and microwave. The fuse board has been upgraded and a pressure cylinder installed as well as the shower in the bathroom being replaced and a back boiler and electric fire installed in the living room. A new fire surround and electric fire were added in the living room and the downstairs toilet was moved to create a small office off the living room.

In the large kitchen a lantern light was fitted into the replaced flat roof which now brings daylight to the space. New equipment included an island unit plus new doors to the cupboards in the dining room. The oven, hob, extractor hood and microwave in the kitchen were also replaced along with the worktops and a new, larger sink. The utility room was made slightly larger and has benefitted from replacing the units and worktop. Throughout the property extra storage has been created with new built-in fitted wardrobes and cupboards.

Accommodation in the self-contained apartment consists of an entrance hall/lounge with stairs to the first floor. There is a fitted kitchen with tiled floor, a double bedroom with built-in cupboards and beams, two small lobbies with cupboards and a contemporary designed bathroom with bath and electric shower unit, underfloor heating and tiled floor.

The main house is accessed via an entrance hall with solid wood floor and from which stairs lead to the second floor. On the ground floor, a spacious drawing room features a solid wood floor, four wooden sash windows, an electric fire with wooden surround, beams and dado rail. The dining room has a tiled floor, beams and fitted cupboards.

At the heart of the ground floor is the kitchen which also benefits from underfloor heating. Ideal for entertaining, it boasts many attractive features including its central island, granite worktops, integrated appliances and wine fridge. An outside door leads to an external courtyard with a spiral staircase leading to the second floor terrace.

On this floor are also the study, a WC and utility room. A rear landing leads to the ground floor and second floor landing which gives access to a double en-suite bedroom with feature fireplace and another two double bedrooms, one of which is currently be used as a sitting room with its attractive French doors. There is a family shower room with suite and a tiled floor.

The third floor landing gives access to the carpeted master bedroom with its own feature fireplace and en-suite bathroom with Velux windows.

Outside there is a paved terrace, with plenty of accessible utilities including electric sockets, an outside tap and security lights. Stairs lead to the kitchen courtyard, laid with easy to maintain artificial grass where the raised decked area gives wonderful views of Lincoln Cathedral and beyond to Lincoln Castle. There is also a glass house, shed and dog-run. Private parking is facilitated by two garages located on nearby Danesgate.

“We have re-landscaped the garden including the large raised decking area and installed exterior lighting and outdoor speakers,” added Nick. “It has created a tranquil retreat right in the heart of uphill Lincoln. There are all the attractions of this beautiful area of the city, including shops and restaurants, on our doorstep but once you step inside you can leave it all behind.”

Lincoln offers an attractive lifestyle in an up and coming city. With growing university campuses, highly rated choice of schooling and outstanding cycle routes, landscapes and leisure facilities close by. A direct to London train service is in operation from Lincoln station as well as the East Coast Main line from Newark. Road links give easy access to the A1, A15 and A46.

“This has been a great house for entertaining space, both inside and in the garden. There is plenty of space over the four floors so it’s also good if you need a quiet spot to do something on your own.

“There is lots going on locally, with friendly people and a good community feel which is why the area is known as the village in the city. We have really enjoyed going to all the events at the Castle and the Cathedral and surrounding area without having to worry about finding a parking space.”

With both their children grown up and working in London, Mr and Mrs Wilkinson would now like to move to be nearer to them and the south coast.

“We will really miss this great location, the fabulous facilities and activities on the doorstep. We have made new friends and lots of great memories as a family, and we will look back on our time here with great fondness.”
