“We were looking for somewhere rural and peaceful that we could make alterations to for an additional income and The Beeches ticked all our boxes,” says Maggie. “Our first impression as we came through the gate leading to the driveway was that this was the house for us, and we were right!”

Located on the southern fringe of the popular Wolds village of Goulceby and standing in grounds of 3.5 acres, the property, which is approached via a long driveway, stands in a beautiful, mature rural setting with fine views over the surrounding countryside.

Adaptable accommodation
The Beeches is an idyllic classic country home with stables and paddock, together with additional accommodation, which can be used for many purposes, including equestrian, B&B, home office and holiday let.

There is also ample opportunity to convert the outbuildings further to make additional accommodation or a holiday let as required, subject to planning.

This house, which is ready to move into, features a superb open plan kitchen-diner and vaulted garden room overlooking the privately owned paddock with a range of outbuildings featuring stables, plus garage/workshop.

“The property is placed in the plot so that you can see across the paddock and horses from the garden room. There are views from all aspects, so a real feeling of being out in the country, although there are neighbours reasonably nearby so it doesn’t feel isolated.”

The impressive garden room, annexed to the dining kitchen, was constructed around 2002 creating a contemporary open plan living, dining and kitchen space of generous proportions. The magnificent vaulted ceiling to the extension incorporates skylight windows, oak-framed windows from floor level with French doors and fine views across the gardens.

“The garden room is a real gem, in summer the large open doors make you feel as if you are outside and part of the garden, while in the winter the log burner is cosy and comforting.

“On winter evenings we move into the lounge, pull the curtains, light the log burner and relax. The views of beautiful sunrises and sunsets from different sides of the house are stunning, and there is always something to see.”

Gorgeous gardens
The Beeches’ formal gardens are a delightful feature with extensive lawns to the front side and rear enjoying sunshine at different times of the day.

To the rear, the lawns are planted with drifts of spring snowdrops and daffodils with banks down on the north boundary to a small beck.

The gardens, which feature a selection of mature trees, shrubs and bushes including pear, apple, damson, mulberry and cherry, lead to a grass paddock with post and rail fencing and a pathway leading to a wooded area with a series of cascading ponds beneath the trees.

“We have loved the openness and views, being able to entertain in the house and the garden, which is easy to maintain and a real joy.

“There are also ideal facilities for horse owners, including a hard standing yard with three single stables, and one large foaling box with direct access to its own paddock and a three-bay field shelter.”

Tim and Maggie have many fond memories of living at The Beeches and will be sad to move.

“Our lasting memories will be the friends we have made in the village, the get-togethers we have had and BBQs in the garden on summer evenings with friends.

“We’ve enjoyed hosting family get-togethers and being able to put up family and friends in the B&B, as well as the house for large gatherings, and the freedom that the property gave the grandchildren to roam and play when they stayed.

“We have only decided to move as we are not getting any younger, so the time has come to downsize and move to a bungalow. We will both miss living here, but the memories of good times and good friends will stay with us.”
