Owners Joanne and Simon King moved here with their three small children from a small village in North East Lincolnshire nine years ago and have enjoyed the proximity to the town’s local schools, clubs, facilities and shops.

“We loved the idea of moving to Louth as it’s a lovely area and the house is in walking distance of the town centre,” explains Joanne King.

Inside, the owners have created a cosy and inviting family haven which also offers plenty of open space within a private setting.

The house, which features mature gardens and stands in an elevated position with south facing views towards the hills, has been transformed by a substantial rear extension with a spectacular, contemporary, open plan lounge, family room, dining area and fitted kitchen.

“It has been perfect for our family to grow up together in because it’s large enough for everyone to find and enjoy their own space and yet gather together in its kitchen/dining space, or sit and relax and get warm by the log burner.

“From the moment we first came to view Avalon, we loved it. We loved the feel of the garden space and were taken aback by its position on the plot. Although we knew that the house wouldn’t be large enough for a family of five at the time, we set out to double its size with an extension; however, the extension was added in a sympathetic way and we decided to leave the front fascia of the house almost untouched.”

Arts and crafts architecture
Described as “a fine example of Arts and Crafts with a classic and modern twist” Avalon has proved the ideal home for entertaining family and friends, while also being “private and perfect for relaxing in and watching the sun setting from across the Lincolnshire Wolds”.

“We’ve circa doubled the footprint of the house we purchased and turned the house into a family home with modern bathrooms and kitchen/utility. At the time of adding the extension, we also took the decision to rewire and re-plumb the entire house plus add a new combi boiler.

“One of our favourite rooms is the open plan kitchen/diner/living room because it’s so adaptable – its a lovely, comfortable space for two, but when our children come home with their friends or partners (or when we have a gathering with our own friends) it feels large and welcoming enough to host plenty of people.”

Connected to nature
The house stands well set back from the road and is approached via a gravelled driveway which leads up to the front of the house and on to the attached garage.

The banked front garden is laid to lawn with hedgerows with steps leading up from the driveway to the main entrance.

A sheltered and secluded, walled patio and seating area has been created behind the house with a timber-framed canopy and a wide rendered retaining wall in subtle contrasting colours to the garden beyond. This area is illuminated at night by wall up/downlighters and forms an ideal space for summer evenings with family.

“When we extended the house, we took the decision to carve into the rear garden and reduce some of the green space and we installed a modern-looking courtyard wall to give us somewhere to step outside on even the most dreary of days.

“This past year, we added an outside covered area to the courtyard and this is the perfect place to gather and get a breath of fresh air while firing up the BBQ, whatever the weather!”

“The covered area is our favourite outside feature, but we’re also lucky enough to have several areas to sit and entertain outdoors and follow the sun’s path. We also created plenty of parking space at the front of the house.

“Our three children have been lucky enough to grow up together as a family in a lovely area. We’ve had lots of parties and happy memories – it’s a happy house.

“The views are stunning. We love the Lake District and we’re reminded of some of our favourite spots whenever we look out from the front windows.

“The property is graced with trees and evergreen hedges so there’s always a feeling of being connected to nature.

“We believe the house would suit anyone looking for a comfortable, well situated family home with outstanding views but also one which offers easy living and privacy. We could see a couple living here but having plenty of room for guests or family to drop by with their young family. However, a family of three, four or five could live here very comfortably.”

The owners say they will miss living in this exceptional house but are determined to remain in the area they have fallen in love with.

“We’re staying in Louth because for us it’s practically perfect. We’re hoping to find something that at least matches Avalon!”
