Pear Tree House is a stylish five-bedroom detached residence in a private village setting, perfect for family living.
This handsome, spacious executive detached residence sits in a plot of approximately 1/3 of an acre in the peaceful village of Stapleford, situated between Newark and Lincoln.
Current owners David and Gemma Collins, whose parents originally bought the house in 2000, moved here with their children in 2016 following a year of extensive renovations.
“We were already familiar with Pear Tree House, as my family previously lived here up until 2008 when the house was sold,” explains Gemma. “When Pear Tree House came back onto the market, we knew that with some modernising, it would make a perfect family home for us, our 3 children and our dog, Penelope.
“We absolutely love this property and living in Stapleford. We have since had another two children and are looking for a property with another bedroom or annex and hopefully some land as well’
“Stapleford is a very safe village with a good community feel. No one is over imposing, but anyone wanting to join in is welcome at any village event. The village is ideally located which was important to us for commuting to work and just a short drive from Bassingham which has local amenities and a good primary school.”
Renovations
The house was originally built by a local builder and purchased by the Kinder family then sold to a couple and their two children before being bought by the Collins family in 2015 since when it has been completely refurbished, updated and redecorated throughout.
On the ground floor are a stylish entrance hall, spacious living room, welcoming family room, study and utility room, as well as a bespoke kitchen from Utopia Interiors.
“During our renovations, we installed new bathrooms to make four en-suite bedrooms and one family bathroom. We also had the office fitted out and added the extension in 2018 to increase the ground floor living space.
“We changed the staircase, fitted new windows and external doors (2015/2018), fitted new internal doors, refurbed all bathrooms and moved some walls around upstairs to make the fourth bedroom more sizeable and fitted furniture to the main bedroom (2021), and to the fifth bedroom (2021).
“We also added an extension to the kitchen in 2018 and laid a new patio and in 2020/21, we laid a tarmac driveway and added electric gates.
Elegant interior
“Immediately when you enter the house, you are welcomed by the staircase. We chose a gold Versace wallpaper for the hallway to add warmth and particularly enjoy how this reflects the sunlight coming through the landing window. The banister is made of oak with a glass staircase, which adds additional light to the room.
We also love how the sun hits the chandelier hanging in the middle of the galleried landing and projects a rainbow onto the walls and carpet.”
Gemma says the house has a good family feel and has been well cared for and maintained to a high standard.
“There are seven people and a dog living in the home and all of the toys and belongings that come with family life. However, everything has its place and the house has the space to enable things to be out of the way.
“There is a large cupboard in the hallway, both upstairs and downstairs which have been essential to keeping the house tidy yet functional.
The kitchen is modern and benefits from a large island, which is a great cooking space. The kitchen/dining/living area which feels like the hub of our home is a hive of activity and we love this space. We can open the doors up to the children’s playroom and they go between the two areas.
“This room could be used for a formal dining space and we would have probably altered this once the children were grown – we had this in mind when we completed the extension. Additionally, there is a formal living room which is a lovely space to relax away from the main activity of the kitchen areas.
Outside space
The property is accessed via electric gates with intercom which leads to ample off road parking and a double garage with electric doors. The smooth tarmac driveway which sweeps around the front of the house not only creates immediate impact, but also offers additional security.
The front garden is primarily laid to lawn with mature trees and shrubs, and has an electric car charging point and there is pedestrian access to both sides of the property.
The rear garden is primarily laid to lawn, with an alfresco dining/entertaining space.
“This property definitely lends itself to a family with young children. We are raising five children in this house and whilst we feel we have now outgrown the property, the children have definitely benefitted from the outdoor space, village location and the internal layout of the house’
“We felt that having private gated access would ensure that we could keep our children safe should there be an occasion where they feel impulsed to run! Additionally, the gates (which were fitted at the same time) suited the new driveway we had laid in 2021.
“There are no houses in front of the property and when you look out from the first floor windows all that can be seen is greenery and countryside and we have spent many summers sitting out and eating in the garden.
“We will miss having the patio doors wide open in the summer, watching the children playing in the garden and having a coffee on the outdoor seating area.”
The couple say they will miss this much loved home, but they have made the decision to move as they now require a six bedroom home with a separate living space for their eldest daughter.
“The property is close to our hearts and we have many very happy memories here, including our own pre-wedding celebrations. Our children have benefitted from the large garden, with many summers spent relaxing on the patio, their blow-up castle to bounce on, toys and bikes out and a BBQ on the go, while in winter they’ve enjoyed pulling on their wellington boots and getting outside to make snowmen and digging around in the little wooded area at the very back.
“We have lots of memories of our children growing up, and from the two youngest being here during their first years. Decorating several Christmas trees each year and hanging our Halloween decorations with the children. There are just too many to mention; just lots of fun, noise, children running around and playing.”
