Kirton Lindsey is one of the county’s most bustling communities and our featured property this month is located near its heart – but this convenience also comes with plenty of privacy.
The most striking first features of this home are its dual address of 31 High Street & 31a George Street and prominent corner location. Owners Mr and Mrs Conway have lived here for more than twenty years.

“Our first impression,” said Mrs Conway, “was that the house won us over immediately. There is such an abundance of natural character and charm, we knew that it could become the ideal large family home we were looking for.”

Previously, the house was owned by a local doctor and was known as The Surgery, 31 High Street which comprised the main Victorian house, a coach house and a series of outbuildings which all lent themselves for conversion and a sheltered garden behind high, brick walls.

The Conways refurbished the property throughout before moving in, which included developing the outbuildings to add to the overall accommodation. The main house on the ground floor comprises an entrance hallway and rear hall, dining room, family room, snug, sitting room, kitchen/breakfast room, utility, shower room and large store. Three individual staircases located in the front, centre and rear of the property give access to the first floor where there are seven bedrooms and two bathrooms.

The renovation was undertaken with consideration to retain original period features of the house such as oak beams, fireplaces and sash windows while exposing featured areas of brick and stonework. The elegant dining room is more formally decorated with period panelling and rich, red walls.

To the rear of the house, the spacious kitchen is fitted with country style, marble topped, painted cabinets, a central island with breakfast bar and cream coloured Aga. Adjoining is a dining area, making this a wonderful family and entertaining space.

Most of the ground floor reception rooms overlook the mature gardens, which are well stocked with trees, shrubs and perennials. The garden includes alfresco dining and seating areas which take advantage of both the privacy of the garden and the warm microclimate created by the enclosing walls. The main house and the Coach House are linked by a courtyard area which offers car parking for several vehicles.

Adjoining the courtyard is the Coach House known as 31A George Street, a completely independent one-bedroom annexe or Granny Flat with kitchen and reception room. A double garage which belongs to the main house is part of this building.

The Conways have echoed the feature of differing levels within the house, which add to the unique and quirky character of the property, with a mix of levels in the garden.

Owning the house has been a privilege and stress-free for the Conways, with plenty of space for them and their family.

Kirton Lindsey is a vibrant community, served by local doctors, dentists and pharmacy as well as a junior and secondary school. “Most of the facilities are within easy walking distance and when you need to go further afield we are only seven miles from Scunthorpe, nineteen from Lincoln or sixteen miles from Humberside Airport.”

There are also plenty of amenities such as good dining pubs, post office, small convenience stores and independent shops. There are also many clubs and village based activities which offer something for all age groups.

The Conways have put their impressive home on the market as the time is now right in their lives to downsize to a smaller property.

With seven bedrooms as well as the Coach House annexe, the property is not only ideal as a spacious home for another family but also has potential for a range of alternative uses. A couple of those which have been suggested are as bed and breakfast accommodation or a small boutique hotel.

Leaving a home after more than two decades is always a wrench. Mr and Mrs Conway have many happy memories of their life at 31 High Street and especially the privacy and tranquillity their garden has offered in the heart of the village.
