“There is comfortable parking for eight vehicles and we also installed electric gates to the front elevation for security and complete privacy.

“The gardens are like parklands and very easy to maintain. The rear garden is beautiful in the summer, getting the sun in the morning and the Canadian pine decking area in the front garden is wonderful to sit out in from late afternoon until early evening.”

Flexible options
“We think this property would suit either a couple, or a family as our children and grandchildren have loved growing up here.

“The one bedroom annexe to the side of the property is self-contained and was originally used for our children as they needed independent living before moving to their own homes. At present it is used when we have visitors stay, but would also work well for elderly/retired relatives, or as an Airbnb or holiday let.

“Every time we pull off the road onto the drive, we delight in the view of the property before us. Bringing up our children and grandchildren  in this home has been our dream – we will miss the open parkland area and great location with its easy access to the Lincoln ring road making access to the city centre and Bailgate just minutes away.

“The facilities in Washingborough are fabulous and the school is wonderful too. We also have excellent doctors, and great places to eat and drink, as well as takeaway services, shops, vets, chemist – everything you need for typical family life. 

“At the bottom of Church Hill there is access to many walks, with a choice of long treks or short strolls, plus a cycle path which takes you one way into Lincoln or the other to Bardney.

“We love the location, in fact so much so that we have decided that once we sell Rookery House, we will be staying within the village!”
