Handsome home in prime village
Rookery House is an immaculately presented detached family house in a much sought after village location close to Lincoln, with the added benefit of a self-contained annexe.
Set in stunning mature parkland gardens on one of the most sought after roads in the popular village of Washingborough, Rookery House is a smart and contemporary five bedroom family home which has been lovingly renovated and cared for since the vendors, Tim and Andrea Naylor, moved into the house in 2004.
Rookery House was the family’s third home in the village.
“In 1987, we moved to Washingborough from North Hykeham with a very young and growing family, so were looking for a village location with excellent schools and facilities and this fitted the bill perfectly,” explains Andrea, who together with her husband and Labrador, Rosie, have enjoyed being part of the friendly village community.
“Rookery House is a beautiful property, which has been highly modernised providing a safe and secure home in a truly village location. It has a natural stone and pantile look, but was actually built in the 1970s therefore benefiting from modern building standards.”
The property was built in the original grounds of Washingborough Hall, backing on to St John’s church, providing a tranquil location within mature Oakland grounds.
Inside, this stunning house offers a stylish and spacious contemporary finish with some original features in place giving it a warm and welcoming feel.
“Our first impression when we saw the property, having moved to the village, was that it was such a beautiful property and we both agreed that one day we would like to live there!”
Hi spec residence
Rookery House features a light and airy entrance hall, high specification breakfast kitchen, utility, comfortable living and dining room, plus champagne lounge, orangery, study and WC on the ground floor.
Upstairs there is a modern but comfortable master bedroom with en-suite, and three further double bedrooms, all with fitted wardrobes and a bathroom.
“The property flows really well. It is not just a comfortable house for two people, but also a wonderful family home, and a fantastic place for entertaining.
“Our favourite part of the house is definitely the kitchen, bar and orangery. Being able to have all of our grandchildren in the kitchen at once while cooking is something we all love, while the kitchen bar and orangery is perfect for entertaining.
“Since moving in, we have made many changes. For example, inside we have extended and renovated and now have a large modern living kitchen flowing through to a bar, entertainment area and orangery, office and cloakroom with an up-to-date heating system and modern re-wire.”
Private setting and gardens
The property benefits from a CCTV security system, while electric gates provide access to a sweeping driveway leading to the main house and self-contained two storey annexe.
The front elevation is mainly laid to lawn with walled and fenced boundaries, while the rear elevation is hard landscaped providing a private tiered garden, perfect to enjoy relaxing in.
“There is comfortable parking for eight vehicles and we also installed electric gates to the front elevation for security and complete privacy.
“The gardens are like parklands and very easy to maintain. The rear garden is beautiful in the summer, getting the sun in the morning and the Canadian pine decking area in the front garden is wonderful to sit out in from late afternoon until early evening.”
Flexible options
“We think this property would suit either a couple, or a family as our children and grandchildren have loved growing up here.
“The one bedroom annexe to the side of the property is self-contained and was originally used for our children as they needed independent living before moving to their own homes. At present it is used when we have visitors stay, but would also work well for elderly/retired relatives, or as an Airbnb or holiday let.
“Every time we pull off the road onto the drive, we delight in the view of the property before us. Bringing up our children and grandchildren in this home has been our dream – we will miss the open parkland area and great location with its easy access to the Lincoln ring road making access to the city centre and Bailgate just minutes away.
“The facilities in Washingborough are fabulous and the school is wonderful too. We also have excellent doctors, and great places to eat and drink, as well as takeaway services, shops, vets, chemist – everything you need for typical family life.
“At the bottom of Church Hill there is access to many walks, with a choice of long treks or short strolls, plus a cycle path which takes you one way into Lincoln or the other to Bardney.
“We love the location, in fact so much so that we have decided that once we sell Rookery House, we will be staying within the village!”
