Luxury, eco lifestyle at Woodlands Edge
Lincolnshire Life featured the first phase of this Gusto Homes development in May 2015. Now there is the chance for more people to join this 29 property community as the final 11 homes are completed.
Gusto Homes worked in partnership with the Lincolnshire Agricultural Society on the development which is within an idyllic twelve-acre woodland fringed setting adjacent to the Lincolnshire Showground. The vision for The Edge was to build new homes which would limit the cost of their energy consumption to no more than £1 per day at today’s prices. The high quality, two-bedroom bungalows and four-bedroom homes are also set within an enviable environment not normally associated with modern housing developments.
Steff Wright, CEO of Gusto Homes is a resident himself. “Living at Woodlands Edge for two years has really given me an insight into how the community is establishing itself. The tennis courts are used by residents and their visiting grandchildren, the allotments and orchard are productive and residents have embraced the beautiful setting, organising weekly outdoor tai chi sessions and enhancing the grounds by planting bulbs. There are regular communal events and the Riseholme College gym is a short walk away. The low energy features of all the homes are delivering the comfort and cost effectiveness we planned.”
The concept was to provide ‘Grand Design’ style homes with a host of energy saving, A rated passive solar specifications which include up to 3.7kWp of solar power from roof panels, triple-glazed windows and doors plus insulation levels which leave homeowners requiring minimal heating. The homes use a whole house heat recovery ventilation system to maintain a continuous supply of fresh filtered air whilst retaining heat.
Gusto Homes, with their ethos as eco-housing specialists, have done all they can to reduce delivery miles as part of the build and sourced craftsmen, designers and suppliers from the local area, in keeping with the development’s environmental and creative concept.
Gusto Homes have used a high performance timber frame construction with an external finish of low maintenance Cedral boarding and render. Entry to the site is controlled by code-operated electric gates. Most homes have a south facing aspect which maximises light and heat into the main living spaces. North facing aspects have smaller windows to minimise heat loss.
Internally the homes offer open plan living and kitchen spaces opening onto the south facing private gardens overlooking and leading to communal woodland and amenities. Gusto Homes have ensured the provision of high specification fixtures and fittings, using local businesses to manufacture bespoke kitchens and cabinets to achieve a high specification, luxury finish.
One of the exciting benefits of purchasing a new home is the chance to select your own personalisation options for the kitchen, ceramic tiles, flooring and decoration. “There is the chance to really make the property your home,” said Steff. “The two-bedroom bungalows offer an open plan, kitchen, living and dining area, family bathroom and utility as well as an en-suite master bedroom, bedroom 2, an outside store and dedicated garage. Perfect for an active retirement lifestyle in a secure and relaxed setting.”
